Buying a second home to enjoy it, on the one hand, but also to generate income can be very interesting. However, several regulations must be respected. Here is what you need to know before embarking on this project. Enjoy your reading!
The laws
As soon as you offer your property for rent, for a fee, for a period of 31 days or less, you must comply with the regulations of the Ministry of Tourism. The first step is to contact the Corporation de l’industrie touristique du Québec (CITQ), in order to obtain a notice of compliance, a classification certificate, to insure the property according to the standards, etc.
Taxes
Afterwards, anyone who rents out a property for a short period of time must declare the income. Indeed, you will have to collect the lodging tax, as well as the GST and QST.
Variable regulations
Finally, check with the municipality where you wish to establish yourself. For example, in the Township of Orford, short-term rentals are permitted in certain zones if you obtain a change of use certificate.
All you have to do is take good quality photos and post your cottage on broadcasting platforms. If you wish to undertake this project and establish yourself in the Eastern Townships either for your secondary residence or for short-term rental, contact our team or professionals in the field who will guide you in this process.
